Estate Cleanouts & Estate Liquidations in Maryland and Northern Virginia
Sanford & Son Estate Specialists handles the whole job when a home, office, barn or storage unit needs to be emptied: estate liquidation, whole-house cleanout, hoarding cleanout, and the move-out clean that leaves the property photo-ready. We serve Anne Arundel, Howard, Calvert, Charles and St. Mary's counties in Maryland, plus Northern Virginia.
Sanford & Son Estate Specialists take pride in offering comprehensive, reliable commercial and residential clean out services across Maryland and Northern Virginia. Don't spend hours trying to make your commercial or residential property clean and clutter-free when you can let our experts do it for you.
We aren't like the "junk removal" companies you see in every town. We understand dealing with estates and want to simplify the process as much as possible, so items with resale value are sold and credited against your cost, and more than half of what leaves the house is donated or recycled.

Estate Liquidations (Not Estate Sales)
Liquidation is the process of selling the contents of a property that still have value. Companies, estates and property owners want to clean out their space but have items of value that do not belong in a junk yard. We liquidate the contents for you, sorting, selling, donating and hauling, and the house is left broom-clean.
We do not run estate sales. There are no weekend crowds through the house, no tagging every item, and no waiting weeks for a sale date. We can liquidate an entire estate in a few days, and many families choose this service because the resale value helps offset the cost of the cleanout and they know their items will have a new home.
What an estate liquidation includes
-
Walk-through and inventory of everything with resale value
-
Sale of furniture, tools, vehicles, collections and household contents
-
Resale value credited directly against your quote
-
Donation of usable items to local charities
-
Haul-away of everything that's left, with the house broom-swept

Estate Cleanouts and Whole-House Cleanouts
Need to get rid of unneeded or unwanted items on your property? With our estate cleanout services we haul away all the unwanted contents of the home, whether it's cleaning out old junk in the garage or gutting an entire estate. We broom sweep or vacuum when we're done.
Unlike junk removal companies, we make sure nothing of value is thrown in the trash. Items that still have resale value are sold as part of the liquidation and credited against the cost of your cleanout.
Whole-house and residential cleanouts
Every room, basement, attic, garage and shed, emptied and swept. See Estate Clean Outs and Residential Clean Outs.
Hoarding cleanouts
Discreet, respectful hoarding cleanouts by an unmarked crew. We sort room by room so documents, photos, cash and keepsakes are recovered, then haul, clean and leave a safe, livable home. See Hoarding Cleanout Services.
Storage units, garages, barns and outbuildings
We clear storage units, garages, barns and outbuildings as part of an estate or on their own. See Out-of-Town & Storage Unit Cleanouts.
Office and commercial cleanouts
Offices, warehouses and retail spaces emptied of furniture, equipment and e-waste. See Office & Commercial Cleanout.
Donation and haul-away
Haul-away is part of every cleanout, not a separate service. We recycle or donate more than half of what leaves the house, and only what's truly trash goes to the landfill.
Out-of-Town Owner Support
We regularly work for owners who live out of state and never need to make the trip. Send us the keys and we handle the whole liquidation remotely: photos and inventory to you, decisions from you, the finished house from us.
If you want to be completely done with the property, we can also introduce you to a realtor and schedule the move-out cleaning right after the cleanout. Learn more about Out-of-Town & Storage Unit Cleanouts.
Probate and Executor Support
If you're the executor or personal representative of an estate, you're responsible for the contents of the house as well as the house itself. We work with executors, estate attorneys and families across Maryland and Northern Virginia to empty and liquidate a property on a schedule that fits the probate timeline.
-
Written inventory and itemized resale credits for the estate's records
-
One point of contact, so heirs who live apart don't have to coordinate the work
-
Keepsakes set aside and shipped to family members who want them
-
Flexible scheduling around court dates, listing dates and closings
Call 443-223-8036 and tell us where the estate is in the process; we'll tell you what to expect.
Prepare Your Property for Sale
Cleaning out the contents of a home is only one step in preparing a property for sale. Often older estates and properties need a lot of work put into them to prepare for sale and to get the highest purchase price.
If you are preparing an estate for sale, we offer a number of additional services that can help:
-
Debris and waste removal
-
Deep move-out clean, photograph-ready, available as an add-on to any estate liquidation
-
Realtor introduction for owners who want to list right away
-
And more
Photo-ready with Streaker's Cleaning
We partner with Streaker's Cleaning so the house is photo-ready when our crew leaves. Clean out one day, deep clean the next, and your realtor can photograph the listing the same week.

Frequently Asked Questions
What's the difference between an estate liquidation and an estate sale?
An estate sale opens the house to the public for a weekend and sells items one at a time over several weeks of preparation. An estate liquidation is faster and private: we inventory what has value, sell it through our own channels, credit the proceeds against your cleanout, and leave the house empty, usually within a few days. We do not run estate sales.
Are you a junk removal company?
No. Junk removal companies charge by the truckload and take everything to the dump. We sort first, sell and donate what has value, and haul only what's left. Haul-away is part of our cleanouts, not the whole job.
How long does a whole-house cleanout take?
Most homes take one to three days depending on size and how full they are. Hoarding cleanouts and large estates with outbuildings can take longer. We tell you how many days to expect with your free estimate.
Do I need to be there?
No. Many of the families we help live out of state and never come back to the house. We photograph and inventory the contents, you tell us what to keep from a distance, and we handle everything else, including shipping keepsakes.
How much does an estate cleanout cost in Maryland?
Every home is different, so we quote after seeing it, either in person or on a video walk-through. Cost depends on the size of the property, how full it is, and how much can be resold or donated. Resale value is credited back against your quote, and estimates are always free.
Can you have the house ready to list?
Yes. We partner with Streaker's Cleaning for a deep move-out clean right after the cleanout, so the house is photo-ready when our crew leaves. We can also introduce you to a realtor.
