Estate Liquidation and Cleanouts in Central and Southern Maryland
Sanford & Son Estate Specialists has served Maryland families from Severna Park since 2016. We handle full-service estate liquidations and whole-house cleanouts across Anne Arundel, Howard, Calvert, Charles, St. Mary's and Montgomery counties, from Annapolis and Columbia down to Solomons and Leonardtown and over to Bethesda and Potomac. The owner is on site for every project, the crew is background-checked, and the business carries $1 million in liability insurance. Call 443-223-8036 for a free walkthrough, seven days a week, 7am to 7pm.
Maryland is home ground
Most of the houses we clear in Maryland were bought in the 1950s, 60s and 70s by families who stayed. Round Bay and Chartwell in Severna Park, Hillsmere and Cape St. Claire in Annapolis, the early villages of Columbia, the waterfront lanes of Calvert County and the brick colonials of Bethesda and Chevy Chase all have the same thing in common: the original owners are now downsizing or passing away, and their children have a full house to deal with. That is the work we do, and we have been doing it in these neighborhoods for a decade.
We are an estate specialist, not a junk hauler. Items with resale value are inventoried, sold and credited against the cost of the job. Furniture, books, kitchenware and clothing that charities can use are donated, with receipts. What can be recycled is recycled. Only what is left gets hauled, and the house is handed back broom-clean, ready for a realtor or a new owner.
What we handle in Maryland
• Full-service estate liquidations and estate sales. We inventory, price and sell the contents of the home, then clear what does not sell.
• Whole-house cleanouts. Attic to basement, garage, shed and outbuildings included.
• Hoarding cleanouts. Careful sorting for documents, valuables and keepsakes before anything leaves the house.
• Residential and commercial cleanouts. Condos, townhouses, apartments, offices and medical suites.
• Storage-unit cleanouts. We meet the manager, clear the unit and close it out.
• Donation, recycling and haul-away, with a broom-clean handoff at the end.
How the process works
• Call or email. Tell us the town, the type of property and the timeline. We book a walkthrough, usually within a few days.
• Free walkthrough. The owner walks the property with you, or on video if you are out of town, and gives you a written quote for the whole job.
• Sort and set aside. Before anything moves, we pull the items you want kept, shipped or delivered to family. We photograph as we go.
• Sell, donate, recycle. Resale items are sold and credited to your invoice. Donations go to local charities, with receipts. Recyclables are separated.
• Haul and hand off. Whatever remains is hauled away. The house is left broom-clean, and you receive photos of every room.
Support for out-of-town families
Many of the families we work for live out of state. A parent passes away or moves to assisted living, and the house in Severna Park or Prince Frederick has to be dealt with from Charlotte or Chicago. You do not have to make the trip. We photograph every room, walk you through the house on a video call, flag anything that looks personal or valuable, and wait for your decision before it leaves. Keys can come from a realtor, a neighbor or a lockbox. If you would rather be done with the house entirely, we can line up a move-out deep clean through our partner cleaning company and introduce a local realtor, so the property goes from full to listed without you being there. Our guide for out-of-state personal representatives walks through the Maryland process.
Discreet by default
Our crew does not advertise what it is doing. There are no yard signs, nothing is staged at the curb overnight, and we schedule around your neighbors where we can. Estate work is private, and we treat it that way whether the house is on the Severn River or a cul-de-sac in Waldorf.

Frequently asked questions
Is there a travel charge anywhere in Maryland?
No. Our quote covers the whole job. Severna Park is central to everything we serve, and Southern Maryland jobs are local for us because our owner lives in Calvert County.
Do I need to be there?
No. Most of our clients are not. We photograph every room before anything moves, send you the pictures, and wait for your answers. Keys can come from a realtor, a neighbor or a lockbox.
How long does a whole-house cleanout take?
Most three- and four-bedroom homes take one to three days on site. A liquidation with a sale adds time for pricing and the sale itself. The quote includes a schedule.
Can you work with my realtor or attorney?
Yes. We regularly coordinate keys, timelines and the final handoff with realtors, estate attorneys and property managers, and the quote can go straight to whoever is handling the estate.
What happens to the things you take out?
Anything with resale value is sold and credited to your invoice. Usable goods go to local charities, with receipts. Metal, paper, electronics and cardboard are recycled. Only what is left goes to the landfill.
