Estate Liquidation and Cleanouts in Kings Park and Springfield
Kings Park was built in the early 1960s as one neighborhood, and it has stayed one. The colonials and split-levels along Rolling Road, Braddock Road and Burke Lake Road were bought by young families who raised their children there and, in many cases, never moved. Fifty and sixty years later, those houses are changing hands, and the contents of a lifetime have to be dealt with. Sanford & Son Estate Specialists handles estate liquidations and whole-house cleanouts across Kings Park, Kings Park West, West Springfield, North Springfield and the rest of 22152 and 22151. The Kings Park house
Most Kings Park homes follow a handful of plans: four-bedroom colonials with full basements, split-levels with a lower-level family room, and ramblers with attics and attached garages. The basements are where things accumulate. Workshops, holiday decorations, camping gear, children's furniture kept for grandchildren, files going back to the 1970s. We have cleared many houses like these and know where to look and how to stage the loads.
Kings Park contents are solid rather than fancy. Good furniture, tools, kitchenware and books sell and donate well. We sell what has value and credit the proceeds against your invoice, donate what charities can use with receipts, recycle what we can, and haul the rest.

Our process
1. Walkthrough. The owner meets you at the house or walks it on a video call and gives you a written quote for the whole job.
2. Set-asides. Items you want kept are pulled and photographed before the crew begins.
3. Sale and donation. Resale items are sold. Donations go out early to Springfield-area charities. Recyclables are separated.
4. Haul-away and sweep. The rest is loaded and hauled. The house is swept and photographed, and the keys go where you direct.
A typical Kings Park colonial takes one to two days on site. Houses with a full workshop or a packed basement take longer, and the quote says so up front.
For families out of state
A large share of our Springfield calls come from adult children in another state. We can get keys from a neighbor, realtor or lockbox, walk the house with you by video, and send photos of anything personal or valuable before it is moved. Updates come by text. The final handoff can go to your listing agent, and the donation receipts and handoff photos go to whoever is settling the estate.
Discreet and tidy
Kings Park streets are close together and neighbors look out for one another. We keep the crew unmarked, stage in the driveway, leave nothing at the curb overnight and finish with a clean sweep.
