Estate Liquidation and Cleanouts in Fort Hunt and Mount Vernon, Alexandria
The stretch of Alexandria between the Beltway and the Mount Vernon estate is where we spend much of our Virginia time. Waynewood, Stratford Landing, Hollin Hills, Collingwood and the Mount Vernon neighborhoods along Fort Hunt Road were built for families in the 1950s and 1960s, and many of those families are still there. When a house in one of these neighborhoods has to be emptied, Sanford & Son Estate Specialists handles the whole job: liquidation, cleanout, donation, haul-away and a broom-clean handoff. Houses we know well
Waynewood and Stratford Landing are mostly brick colonials and split-levels on quarter-acre lots, with full basements and the attics that come with them. Hollin Hills is different: Charles Goodman's mid-century modern houses have open plans, glass walls and almost no storage, which means the garage and the crawlspace carry the load. Mount Vernon homes near the parkway tend to be larger, with outbuildings and workshops. We have cleared all of these layouts and plan the crew and the trailers around what each house actually holds.
What a cleanout includes here
• Estate liquidation. Furniture, china, silver, tools, books and collections are inventoried and sold. The proceeds are credited against the cost of the cleanout, so a house full of good things often costs less to clear than an empty one.
• Whole-house cleanout. Every room, closet, basement, attic, garage and shed.
• Hoarding cleanouts with careful sorting before anything leaves.
• Donation and recycling. Usable goods go to charities serving Alexandria and Fairfax County, with receipts for the estate's records.
• Haul-away and broom-clean handoff so the house is ready to list.
We do not publish a price list because every house is different. After the walkthrough you get one written quote for the whole job.
Our process in Fort Hunt
The owner meets you at the house, or walks it with you on video, and gives you a written quote. Before the crew starts, we pull anything you have marked to keep, including items that need to be shipped to family out of state. We photograph each room before, during and after. Items with value are set aside for sale. Donations go out in the first loads so the house empties quickly. The last day is haul-away and a final sweep. Most Fort Hunt colonials take one to three days on site.
For families handling a parent's house from out of town
Adult children of Waynewood and Stratford Landing homeowners are often in another state by the time the house has to be dealt with. You do not need to fly in. We can collect keys from a neighbor, a realtor or a lockbox, walk the house with you by video, and send photos of anything that looks personal, valuable or worth a second look. Nothing leaves until you say so. The final handoff can go straight to your listing agent.
Discreet work on quiet streets
These are close-knit neighborhoods, and people notice a truck. We keep it low-key: no signage, nothing staged at the curb overnight, loads timed to avoid school pickup on Fort Hunt Road. Your neighbors see a tidy crew and, a few days later, an empty house.
Frequently asked questions
Do you charge extra to come to Alexandria?
No. Our written quote covers the full job, travel included. Severna Park to Fort Hunt is about an hour.
Can you sell the contents before the cleanout?
Yes. A liquidation and a cleanout are usually one engagement. Items worth selling are sold first, and the credit shows on your invoice.
What happens to things that cannot be sold or donated?
Recyclable material is separated and recycled. The remainder is hauled away. Nothing is left on the property.
How soon can you start?
Usually within a week of the walkthrough, sooner for a closing deadline. We work seven days a week, 7am to 7pm.
Do you handle Hollin Hills houses differently?
The approach is the same, but the plan changes. Mid-century homes have little built-in storage and a lot of glass, so we stage loads carefully and protect floors and walls.
