Estate Liquidation and Cleanouts in St. Mary's County

St. Mary's County has two kinds of estates. There are the old farms and waterfront homes along the Potomac and the Patuxent, in families for generations, with barns and outbuildings that have never been emptied. And there are the Pax River households: Navy and contractor families who came to Lexington Park, California and Hollywood in the 1960s, 70s and 80s, stayed, and are now retiring or passing on. Sanford & Son Estate Specialists clears both. We sort, value and move the contents of the home, and hand it back broom-clean, and Southern Maryland is local for us because our owner lives in Calvert County. What makes St. Mary's County estates different

Distance and depth. St. Mary's is a long drive from almost anywhere the adult children live, and the houses hold a lot: workshops, tobacco barns turned into storage, boats, tractors, and the accumulated gear of people who worked with their hands. Pax River families add another layer, since the children are often military themselves and posted far away. In both cases the family needs someone nearby who will treat the house as carefully as they would.

Our answer is the same for both. The owner is on site for every project. Items with resale value are inventoried and sold, and the proceeds are credited against your invoice. Anything you want kept is set aside first, photographed and packed for shipping if needed. What charities can use is donated, with receipts. What can be recycled is recycled. The remainder is hauled, and the house is handed back broom-clean.

How a St. Mary's County project runs

Walkthrough. The owner walks the property with you in person or on a video call. You get a written quote for the whole job, with a schedule.

Keep list. Before the crew touches anything, we pull the items you have flagged. For families out of town, we photograph every room and send the pictures, then wait.

Liquidation. Furniture, tools, equipment, decorative items and collections are priced and sold. This is where a St. Mary's estate usually offsets a meaningful share of the cleanout cost.

Donation and recycling. Usable goods go out early to charities in St. Mary's County. Metal, paper, electronics and cardboard are separated.

Haul-away and handoff. The last day is loading and a final sweep. You receive photos of every room, and the keys go wherever you direct.

Working with your realtor, attorney or personal representative

St. Mary's estates run through the Register of Wills in Leonardtown, and there is usually an attorney, a personal representative and a listing agent with a date in mind. We coordinate with all of them. The quote can go to the attorney, keys can come from the agent, and the handoff photos can go to everyone at once. If the house is a rental near the base that needs to turn over, we work to the property manager's date. If you would rather be completely done, we can line up a move-out deep clean through our partner cleaning company and introduce a local realtor.

Discretion

St. Mary's is a county where people know each other. We run unmarked crews, keep nothing at the curb overnight, and do not post about the houses we work in.

Communities we serve

Frequently asked questions

Is there a travel charge to St. Mary's County?
No. The quote covers the entire job. Our owner lives in Calvert County, so Southern Maryland is close to home.

Do you handle farm equipment, boats and barn contents?
Yes. Tractors, implements, boats and trailers are sold through the right channels where there is value, and the proceeds are credited to your invoice. The rest is hauled with the house contents.

Can you turn over a rental near Pax River quickly?
Yes. We work to the property manager's date and can usually be on site within a few days.

My parents are still living in the house and downsizing. Can you help?
Yes. We clear what is not going to the new home, sell or donate it, and leave the rest of the house livable until moving day.
