Estate Liquidation and Cleanouts in Columbia and Ellicott City
Columbia opened its first village in 1967, and the families who moved into Wilde Lake, Harper's Choice and Oakland Mills in those first years are now in their eighties. Ellicott City's older neighborhoods, from Dunloggin and Font Hill out to the farmhouses of Glenelg and Clarksville, tell the same story a decade earlier. When one of those households downsizes or passes away, the contents of fifty years have to be sorted, valued and moved. Sanford & Son Estate Specialists does that work from start to finish, about thirty minutes from our base in Severna Park. Call 443-223-8036 for a free walkthrough.
What makes Howard County estates different
Two things. First, Howard County houses hold a lot. Columbia's split-levels and contemporaries have finished basements, and the older Ellicott City and Clarksville properties come with barns, workshops and sheds that have never been cleared. Second, the families are spread out. Children of Columbia's first residents are in Seattle, Austin and overseas, and they need someone on the ground who will treat the house as carefully as they would.
Our answer to both is the same. The owner is on site for every project. Items with resale value are inventoried and sold, and the proceeds are credited against your invoice. Anything you want kept is set aside first, photographed and packed for shipping if needed. What charities can use is donated, with receipts. What can be recycled is recycled. The remainder is hauled, and the house is handed back broom-clean.

How a Howard County project runs
Walkthrough. The owner walks the property with you in person or on a video call. You get a written quote for the whole job, with a schedule.
Keep list. Before the crew touches anything, we pull the items you have flagged. For families out of town, we photograph every room and send the pictures, then wait.
Liquidation. Furniture, art, tools, decorative items and collections are priced and sold. This is where a Howard County estate usually offsets a meaningful share of the cleanout cost.
Donation and recycling. Usable goods go out early to charities in Howard County. Metal, paper, electronics and cardboard are separated.
Haul-away and handoff. The last day is loading and a final sweep. You receive photos of every room, and the keys go wherever you direct.
Working with your realtor, attorney or personal representative
Howard County estates run through the Register of Wills in Ellicott City, and there is usually an attorney, a personal representative and a listing agent with a date in mind. We coordinate with all of them. The quote can go to the attorney, keys can come from the agent, and the handoff photos can go to everyone at once. Columbia Association covenants and HOA rules on dumpsters and curbside piles are familiar to us, and we work around them. If you would rather be completely done, we can line up a move-out deep clean through our partner cleaning company and introduce a local realtor.
Discretion
Columbia's cul-de-sacs and the river roads around Ellicott City are close-knit. We run unmarked crews, keep nothing at the curb overnight, and do not post about the houses we work in.
Neighborhoods we serve

Frequently asked questions
Can you clear a Columbia townhouse or condo?
Yes. We handle Columbia Association and HOA rules, parking restrictions and loading, and we keep nothing on the common areas overnight.
My parents are still living in the house and downsizing. Can you help?
Yes. We clear what is not going to the new home, sell or donate it, and leave the rest of the house livable until moving day.
Is there a travel charge to Howard County?
No. The quote covers the entire job. Severna Park to Columbia is about thirty minutes.
Do you handle barns, sheds and outbuildings in western Howard County?
Yes. Farm equipment, tools and lumber are inventoried and sold where there is value, and the rest is hauled along with the house contents.
