Estate Liquidation and Cleanouts in Charles County
Charles County grew up in two waves. The old county, around La Plata, Hughesville, Port Tobacco and the Potomac shore, is farms and family land. Then came St. Charles and Waldorf, built from the late 1960s onward for families commuting up Route 5 and Route 301 to Washington, and the Indian Head households tied to the Navy base. The people who bought into those first subdivisions are now retiring, downsizing or passing on, and their children have a full house to deal with. Sanford & Son Estate Specialists sorts, values and moves the contents, and hands the house back broom-clean. Southern Maryland is local for us because our owner lives in Calvert County. What makes Charles County estates different
Volume. Charles County houses have big basements, big garages and, outside the subdivisions, barns and sheds that have never been cleared. Tools, equipment, vehicles and decades of household goods are the norm. And the families are commuters' children: they grew up here, moved away for work, and are now managing a parent's house in Waldorf or La Plata from Richmond, Raleigh or across the country. They need someone nearby who will treat the house as carefully as they would.
Our answer is the same either way. The owner is on site for every project. Items with resale value are inventoried and sold, and the proceeds are credited against your invoice. Anything you want kept is set aside first, photographed and packed for shipping if needed. What charities can use is donated, with receipts. What can be recycled is recycled. The remainder is hauled, and the house is handed back broom-clean.

How a Charles County project runs
Walkthrough. The owner walks the property with you in person or on a video call. You get a written quote for the whole job, with a schedule.
Keep list. Before the crew touches anything, we pull the items you have flagged. For families out of town, we photograph every room and send the pictures, then wait.
Liquidation. Furniture, tools, equipment, decorative items and collections are priced and sold. This is where a Charles County estate usually offsets a meaningful share of the cleanout cost.
Donation and recycling. Usable goods go out early to charities in Charles County. Metal, paper, electronics and cardboard are separated.
Haul-away and handoff. The last day is loading and a final sweep. You receive photos of every room, and the keys go wherever you direct.
Working with your realtor, attorney or personal representative
Charles County estates run through the Register of Wills in La Plata, and there is usually an attorney, a personal representative and a listing agent with a date in mind. We coordinate with all of them. The quote can go to the attorney, keys can come from the agent, and the handoff photos can go to everyone at once. St. Charles community association rules on dumpsters and curbside piles are familiar to us. If you would rather be completely done, we can line up a move-out deep clean through our partner cleaning company and introduce a local realtor.

Frequently asked questions
Is there a travel charge to Charles County?
No. The quote covers the entire job. Our owner lives in Calvert County, so Southern Maryland is close to home.
Can you clear a St. Charles townhouse?
Yes. We handle community association rules, parking and loading, and we keep nothing on common areas overnight.
Do you work with landlords and investors?
Yes. Post-tenant, foreclosure and investor cleanouts in Waldorf and La Plata are a regular part of our work, and we can turn a property around on the property manager's schedule.
My parents are still living in the house and downsizing. Can you help?
Yes. We clear what is not going to the new home, sell or donate it, and leave the rest of the house livable until moving day.
