We don't quote from a photo or a guess. Every estate cleanout starts with a free walk-through of the property. We go through the house, see what is in it, and estimate how many days the crew will need. A typical 3-bedroom, 2-bathroom house takes about 3 to 4 days.
What Fills the Days: Sorting, Selling, Donating and Trashing
A cleanout takes days, not hours, because every item gets a decision. Sorting comes first: we go room by room and separate what the family keeps, what has resale value, what can be donated and what is trash. Selling takes time because valuable items have to be identified, evaluated and sold. Donating takes time because usable furniture, clothing and household goods have to be set aside and delivered to charities. Whatever is left is hauled away and the house is left broom-swept.
What the Crew Costs
We price the job by the day. A whole crew runs about $1,600 to $1,800 per day. The estimate is the number of days from the walk-through times that day rate.
How the Value of Your Items Comes Back to You
During the walk-through we also estimate what the sellable items in the house are worth. That estimated value is returned to you as a credit against the cost of the cleanout, so the things of value in the home reduce what you pay.

At 3 days, the crew cost is $4,800 to $5,400. At 4 days, it is $6,400 to $7,200.
During the walk-through we find jewelry and antique furniture that we estimate at $1,000. We credit that $1,000 back to you. Your cost becomes $3,800 to $4,400 for a 3-day job, or $5,400 to $6,200 for a 4-day job.
